Accept the quote provided or you instruct your own solicitor

Your solicitor will send you out a purchase pack, complete and return this with your ID and payment for searches

Your solicitor obtains the draft contracts from the seller’s solicitor, they are checked and they instruct the searches and raise enquiries

Your solicitor checks replies to enquiries and searches. Deals with any legal requirements on your mortgage offer and survey

Your solicitor will report to you on the title, the contracts will need to be signed and returned, this must be wet ink signatures

Your solicitor will request deposit funds ready to exchange contracts

Your solicitor sends a certificate of title to the lender to confirm that legal requirements satisfied and requests the mortgage advance for completion and any balance due from you including their fees

CONTRACTS EXCHANGED AND COMPLETITION DATE FIXED

Completion day, you’re moving date. Your solicitor will call you to advise that completion has taken place and you can collect the keys

ENSURE YOUR LIFE COVER AND BUILDINGS AND CONTENTS COVER ARE IN PLACE UPON EXCHANGE OF CONTRACT. YOR CASE MANAGER OR MORTGAGE ADVISOR CAN DO THIS FOR YOU

Can I instruct my own solicitors?

Yes you can, but please ensure that the solicitors are on the lenders panel, the quote we provide you with will guarantee that the solicitor is on the lenders panel

Do I need to instruct the searches before I have received my mortgage offer?

Yes, please ensure the conveyancing process is completed in the background while you await your mortgage offer, there are more delays from the purchase process than lenders. Please note search fees are non-refundable once they are carried out.

Can I electronically sign my documents and scan them back to the solicitor’s?

Unfortunately not, you cannot electronically sign legal documents. Your solicitors will email or post these out to you, but they must be printed out, wet ink signed and posted back

Will my case manager or mortgage broker liaise with my solicitor?

Your solicitor will report to you and pass on all the information, discussing any points you need to be made aware of, The completion team, case handler will keep in contact with the solicitors but any questions you have on your purchase will ned to be directed to your solicitor as your mortgage advisor and case handler are not legally trained.

What happens when I have special conditions in my mortgage offer?

Your mortgage offer may have special conditions for EG. Your credit card balance will need to be repaid before completion.Your solicitor will have a copy of the mortgage offer and has to satisfy the special conditions before you can set a completion date. Ensure your have read these and discuss

Do I need Home insurance and Life cover?

Yes it is very important to obtain both, Your adviser will discuss this with you. Building insurance is a condition of the mortgage offer and you will need relevant cover in place ready for exchange of contracts, your solicitor will request a copy of this.

Life insurance- It is very important to apply for this when you arrange your mortgage, so the term of your life cover and amount matches your mortgage offer. There are many types of life cover including critical illness.

Your mortgage adviser will run through and advise you on your circumstances what is best for you. This needs to be in place ready for exchange of contracts. Your case manager or mortgage adviser can activate this for you

When do I pay ams:?

Your ams: fee is payable once you have a mortgage offer, however we normally request this payment on or around the completion date. If you do not complete on your purchase for any reason, then our fee will still need to be paid.
